Regarding a request for approval of a final plat for Lorson Ranch East Fil. No. 2, Enumerations has the following comments:

1. Enumerations still has not received confirmation that changing the approved street name of Mumford Dr. to Mumford St. has been approved by El Paso Teller 911.
2. Addressing has been provided to the developer for this plat, however, some of the numbers appear incorrectly. The numbers for Tract E should read 6292, the numbers for Lot 32 should be 10946 and the numbers for Lot 50 should be 6105.
3. Previous comments regarding mylar review and fees due still apply.

Require fees in lieu of land for regional park purposes in the amount of $84,820 and urban fees in the amount of $53,312. A park lands agreement may be an acceptable alternative to urban park fees provided the agreement is approved by the County and executed prior to recording the final plat; Show non-County trails within Tracts A,B,C, and D on the final plat drawings; Show non-County open space tract between lots 38 and 39 on the final plat drawings. 8/8/2018 3:37:32 PM

1. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording.
2. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review.
3. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat.
4. All street names shown have been approved except that the street shown as Mumford St. was approved as Mumford Dr. Verify with Justin Annan at El Paso/Teller E911 that this change of suffix is acceptable.
5. The address of 11350 Fontaine Blvd. was assigned by Enumerations as a temporary address for a pump house with the understanding that the address would need to change once the extension of Lamprey Dr. was platted. Once this plat has been recorded, an address change needs to be submitted for this pump house. Instructions for submitting an address change can be found on our website, www.pprbd.org ->addressing->addressing forms->request to change/verification of address.


Floodplain has the following comments:

1. The southern portion of this development is shown on our current floodplain map to be in the floodplain. Our understanding is that a CLOMR is currently in process to be followed by a LOMR. This plat, as currently shown cannot be signed off on by Enumerations/Floodplain prior to the effective date of the LOMR, and so cannot be recorded until that date.
2. Contact Floodplain Administrator Keith Curtis (keith@pprbd.org, 719-327-2898) with any questions or concerns regarding compliance with floodplain code or the LOMR process.
