Because this is a re-plat of existing parcels, the previous plat is being vacated, and a new plat is required to have those easements previously mentioned in these comments. The easements are a requirement in the Land Development Code and therefore are required. You can either show them on the plat and keep the plat note as is, or change the plat note to read:

"Unless otherwise indicated, all side, front, and rear lot lines are hereby platted on either side with a 10 foot (use 5 feet for lots smaller than 2.5 acres) public utility and drainage easement unless otherwise indicated. All exterior subdivision boundaries are hereby platted with a 20 foot (use 7 feet for lots smaller than 2.5 acres) public utility and drainage easement. The sole responsibility for maintenance of these easements is hereby vested with the individual property owners."

Driveway access permits must be obtained for both properties. Since the homes were built prior to the requirement of access permits, no fee will be charged for the permit applications.

Please show a 20' access easement granted to lot 92A from 93A at the appropriate location where the driveway exists today.

Regarding a request for approval of a final plat for Lot 92 and 93, Ute Pass Summer Homes Company Sub. No. 1 Amended Plat, Enumerations has the following comments:

1. The addresses of each lot will not change with this amended plat, but, the addresses for each lot should appear on the mylar in the appropriate location.
2. Prior to recording, Enumerations will review the mylar for addressing, title block, road names and floodplain statement. No Enumerations fee will be due at the time of review since all of the addresses are existing.
3. Provide a copy of the final recorded plat for our records.
