Enumerations/Floodplain have the following comments;

1. The El Paso County floodplain maps have updated since December 7, 2018. The new map series is ā€œGā€. The new effective date is December 7, 2018. Edit Floodplain statement.

2. Now that I know where the front doors are I can address the area. There will be unique placement of addressing based on this unique layout. 33-40 & 71-78 addressed from Gladiator Drive-addresses posted on front only; 25-32 & 63-70 addressed from Ports Down Lane-addressing posted on front & rear; lots 17-24 & 55-62 addressed from Cold Harbor View- addresses posted on front & rear; lots 9-16 & 49-54 addressed from Cold Harbor View-addresses posted on front & rear; lots 1-8 & 41-48 addressed from Pleasant Port View-addressing on front & rear.

3. There should be a note on the plat stating address placement. Inspectors with RBD will be notified of these placement for final inspection. This same note should be on all the plan submittals to RBD.

4. Per further conversation with El Paso/Teller County 9-1-1 Authority it has been determined that street name Cold Harbor View should change names due to the locked gate on the west side of the development.

Standard Final Plat comments:
1. Note 14 was not approved by this department. I have not received notification on the front door placement.

2. ENUMERATIONS/FLOODPLAIN WILL REVIEW THE MYLAR PRIOR TO PLAT FOR ADDRESS PLACEMENT, ROAD NAMING, TITLE BLOCK, & FLOODPLAIN STATEMENT.

$10.00 PER LOT & TRACT FEE WILL BE DUE AT THE TIME OF THE REVIEW OF THE MYLAR. IF AN ADDRESS IS NOT NEEDED ON A TRACT THEN NO FEE APPLIES. CHECK SHOULD BE MADE OUT TO PIKES PEAK REGIONAL BUILDING DEPARTMENT. PAID DIRECTLY TO ENUMERATIONS DEPARTMENT.

A COPY OF THE FINAL RECORDED PLAT IS REQUIRED PRIOR TO PLAN SUBMITTAL FOR RESIDENTAL. A COPY OF THE FINAL RECORDED PLAT IS REQUIRED PRIOR TO APPROVAL IN ENUMERATIONS DEPARTMENT ON ANY COMMERCIAL PLANS SUBMITTAL.
