Please oppose the request for variance at 11910 Green Acres Lane in the Black Forest. It is not community friendly to ask for the variance to operate an office and media production studio at scale that will bring in business traffic, and related activity into a residential area. This is not a precedence we want to support.

I do not want a variance of use approved for the 11910 Green Acres Lane property. The neighborhood is zoned for RR-5, Rural Residential. Entities operating offices or a "Media Production Studio" are not compatible with the nature of the community that has existed for decades in most of this Black Forest. My small family and I moved here specifically because of its "low-density, rural, single-family residential" setting & peaceful near remoteness. Additionally, due to increased commercial & business traffic, increased noise, and non-resident centered activities, the result will be negative impact to property values & quality of life in this otherwise quiet and sheltered location. This is not a place for what the requesting org calls "in-studio intensives, conferences, special gatherings, shipping areas, & "live broadcast set." Any variance allowing initial commercial activities at scale will undoubtably draw more such requests, indelibly changing the nature & feel of our neighborhood.

Our properties include the whole of Green Acres Lane. This private road was never intended for comercial use. We have allowed access for private residential use but will not allow comercial use.

More pictures of delivery trucks that are not residential in nature as stated by the owner/applicant in their variance. These deliveries represent high-volume commercial shipping and receiving that this business undertakes. Additionally, the other pictures are directly from their own website, social media and YouTube posts. Those pictures show them touring their shipping and receiving and bragging about the number of books and other merchandise they are shipping. The owners have attempted to scrub their social media recently of these damning statements, newsletters and videos showing the true magnitude of their operations and goals to grow their business and undertake "aggressive expansion". Their application does not accurately represent what their own owners and representatives have stated in the past. We have successfully captured these videos and posts for future distribution.

It's important for the public as well as the commissioners to see the size of the building in question. The building was built under the auspices of a residence and is 16,000 square feet big. This picture comes directly from the Joe Z Ministries website and social media where they solicit donations from his "partners" to pay for it "in full".

I feel it is important for the public to know that this business has been operating since they purchased the building. This is not a small business or a home-based business. It does not abide by RR5 zoning requirements. Attached you will find their notice of violation that has been in place since November of last year. The occupants of the building have continually run their business out of this building, without interruption. Employees continue to come daily to work there. To our knowledge no one has ever lived there. The 16,000 square foot building was built and permitted under the auspices of a home or "barndaminium", it has never been used as such and only used for commercial purposes. The current owner has used it for prophetic journalism, broadcasting, interviews, shipping and receiving, call center, offices, conference rooms and other commercial and storage facilities. This information is from first-hand knowledge and from the owner's own website, YouTube and social media posts.

As the homeowner living closest to the applicant, I would like to submit our personal experience. Our front door is approx. 30 ft from the easement they use and approx. 300 Ft from their office/warehouse. Our experience is contrary to the applicant's depiction of their impact to the neighborhood. Namely, their claims that their project is "low impact", and "maintains the rural residential character of the RR5 neighborhood", deliveries" not to exceed a standard box truck/residential delivery truck" We have included some photos depicting semi-trucks, large delivery trucks, trucks with large trailers, storage container delivery trucks, as well as photos of damage to our easement. We apologize for the poor quality of the pictures, but they depict our daily experiences next to this illegal business operation. We strongly oppose this variance for the reasons we have stated herein as well as our previous post that outlines the technical aspects that their variance lacks for relief.
