I grew up out here and have lived in the area on and off since 1996. My wife and I moved back to the area in 2020. We moved here to get away from the noise and city.

Since the owner at 625 Slocum moved in, it has been noisy and the smell is beyond country.

My biggest concern is the fact that they're already living there, operating commercially without the proper permitting. Which you, the county have allowed. Had you looked into this as if you cared about the community and not putting money in your pocket, you'd had already declined this motion. Now you've got over 20 big commercial trucks, sitting in a field, leaking fluids into the soil. Do you know where those fluids will go? Straight into our aquifer, that will eventually reach our faucets and poison our water source. Especially since this new tenant is already dumping fluids into the soil.

I urge you to consider the community you're affecting. This is a tight community that will fight, even if that means court.

My husband and I moved to this neighborhood specifically to enjoy a quiet environment. We are deeply concerned about the proposed development at 625 Slocum, as allowing a hazardous and deplorable environment would be a disgrace to our community.

Many neighbors have already raised concerns regarding the potential impact on our water systems and the local atmosphere. This project would significantly lower our property values and negatively affect our quality of life. The resulting damage to the roads, land, and water, as well as the increased noise, should not be approved or accepted.

I urge you to reconsider this proposal and ask that you think about the impact such a development would have if it were in your own backyard. We hope you will protect our peaceful community and deny this request.

As a neighbor of this person, I sincerely and vehemently oppose all his construction vehicles and equipment on his acreage. We are a small community of people living on our acreage (and in my case) with my animals in the way the community was designed.

In regards, to the property at 625 Slocum Road, this site has become a "trucking junk yard". How this homeowner has been allowed to operate his business, while he is 100% out of zoning compliance is great concern. This sets a precedent for anyone else to move out here and do as they please. I noticed Ellicott Fire Department does not see an issue with the property, which also concerns me; because the EFD is not in this neighborhood; and does not have a DOG in this fight. If there is diesel, vehicle oil, trucks being worked on, this could become a hazardous environment. The property at 625 being an eyesore, and operating a trucking business will impact the neighborhoods value. Having our view embellished in such a negative way, is not why we built a home here. We take pride in our home/property, which will help our resale value. I truly have good faith the EPC Planning Committee listens and weighs in on our opposition(s) to this Special Use Permit for 625 Slocum Road.

As a concerned resident, I have lived at 730 Quail Drive since 1992. I moved here for the peace and serenity to raise my family. Since Jan of this year, 2026. The atmosphere has changed in this small community. The scenery has gone from country rural living to a lot of unnatural noise and smell. I have seen people at 625 Slocum dumping 5 gallon buckets in the back of their property which concerns me having my property on well water. I do NOT want to see our residential neighborhood turn into a commercial nightmare.

We built our home in 1978. Nearly 50 year ago. Leo Ververs started this little development named Toy Ranch Estates. It started with a promise and restrictions. We had covenants attached. They have since expired yet the original expectations have not. This is a small neighborhood of country family life and as intended hobby farms. It is a safe, close little neighborhood. We watch out for each other , yet we all value the peaceful privacy Toy Ranch Estates has always provided.
The property at 625 Slocum Rd. was purchased last year. Within 6 months a fleet of heavy equipment trucks and everything to maintain that has moved in. A fabric industrial type fence has been put up to enclose it. As I sat on my porch last night at 6:30 the peace and quiet was broken by the sound of an industrial tire shop. This beautiful serene development was never intended for that . This community was established with all the rich benefits of peaceful ,country, family life. It's our home. Not an industry

I have lived at my address since Oct of 1990. I have spent the majority of my life here and raised both of my children on my property. I moved here in the early 90s for the peace and quiet. As of Jan 2026 that peace and quiet has erupted into pandemonium. There have been junk vehicles brought onto the property by tow trucks behind me and stored in the SE corner of the property at 625 Slocum Rd as well as piles of tires and debris. On one occasion, the neighbors were photographed dumping 5 gallon buckets of an unknown substance in a pit with in 100' of my well. Once the buckets were drained, they shoveled dirt over the spillage. I will not lose my drinking water due to contaminants that a business owner feels he has the right to dump on his property near my water and property. Not only what is going to happen to my drinking water but the value of my home. I use to stand at my kitchen window and admire my view of Pikes Peak and now all I see is a junk yard that looks like a compound.

I live at 730 Slocum Road next to Denise and Dave Lenz and have lived on my property for about 12 years. It was a nice, quiet place to live until neighbors moved into 625 Slocum Road. I bought this property because it was out of town and on five acres. Now I have to listen to trucks running hours at a time and smell their exhaust. For the last several days there has been loud hammering against steel.
We are not zoned commercial and yet
you are allowing a commercial enterprise to openly operate. Is this Special Use Permit, if granted, going to allow them to continue operating in a noncommercial zoned area? Can they continue to violate code because “it is allowed through the special use process”? Do the residents in the surrounding area have no say in this decision? How about property values?
I moved here for the peace and quiet of country living and as of late, it is gone. Thank you for your attention to this matter.

I built my house in 1999, and I have worked hard to maintain a clean respectable property.
I chose this area because I wanted to avoid living next to neighbors that turn their property into a vehicle junk yard.
This area is zoned residential, and no one should be allowed to move in and randomly change it. I enjoy the open space, rolling grassland and the view of Pikes Peak, not Dump Trucks and Heavy Equipment littering the landscape.
My other concerns with allowing this property to be used for Construction Equipment storage:
*The possibility of Hazardous liquids being leaked into the ground and potentially contaminating our drinking water.
*A Construction junk yard is going to affect my property/resale value.
*Excessive exhaust and loud noise.
*Asphalt damage to Slocum Rd
*It will open the door to anyone else believing they can move into an area and disregard residential guide lines.
We need to maintain the residential rules and restrictions we have in this community.
