APPROVAL CONDITIONS
- Black Forest Fire Protection District: Proposed 540-square-foot Group U agricultural structure for horse stalls, hay storage, and tack storage is acceptable subject to the following conditions. Applicant shall verify the distance between the proposed agricultural structure and the nearest structure containing occupiable or habitable space. If the separation is 50 feet or greater, the Group U agricultural structure is exempt from the applicable El Paso County Appendix E wildfire resiliency requirements. If the separation is less than 50 feet, applicable wildfire-resilient construction requirements shall be satisfied prior to final approval. Existing fire department access shall be maintained as an all-weather route capable of supporting emergency apparatus and shall provide approved access to within 150 feet of the proposed structure, unless an alternative is specifically approved by BFFRPD. Any future change of use involving residential occupancy, commercial use, hazardous-material or fuel storage, or expansion of the structure shall require additional fire department review. Existing property address identification shall remain visible and legible from Pine Cone Road.
