Rad: This is once again NEPCO--not the Tri-Lakes Land Use Committee. We are responding below as NEPCO like we did last time.

Since this amendment is mostly fixes to PCD redlines, we have no further response to it since our previous comments were not addressed in this amendment. Our review of February 26, 2020 still stands, and we hope you and the developer will reconsider our remarks. Thank you.

Because there are only very minor changes to the documents I should be able to do the next review in a couple days if everything looks good. - Planner, Rad Dickson

Application- remove the checkbox for special use as this application is just for a SIte Development Plan review.

Letter of Intent - Revise the Letter of Intent to address the specific site development plan amendment being proposed.

Sign Plan- Signs must meet the minimum setbacks as required by the zoning district. 25 feet on front rear and side for CS.

Site Development Plan- Please remove all "bubbling."

On the Site and Utility Plan:

1. The existing water mainlines are 6”, not 8”. Please update the keynotes item 3 to “6” x 6” tee (fire hydrant assembly)” and item 4 to “6” gate valve”.

2. Please move fire hydrant valves to 30” from tee.

3. Please ensure that access will be open at all water and sewer easements. Fire hydrants must not be inside of a fence line. Monitoring manhole must not be inside of a fence line.

4. Add the following details from WWSD standards:
- W-8
- S-2
- G-6
- S-9
- S-11
- W-11

5. Additionally, we will also need to see plumbing plans for the office building and a Tap Application with fixture unit counts. Please contact Ariel at WWSD if you need more information.

Review 1 comments: No comments on the amended design.

The proposed amendment is in general conformance with the approved drainage report and grading and erosion control plan. Replace the following documents with the approved documents from the original project (PCD File No. PPR1919):
- ESQCP
- Drainage Report
- Financial Assurance Forms

For the Grading and Erosion Control Plan upload the previously approved GEC from PCD File No PPR1919 but replace the following sheets with the amended sheets (with revision clouds): SU, GR, EC, SD1, SD2, and PD.
For these specific sheets, update the signed PE seal with the current date. These sheets will be stamped by the County for approval. The updated plan set will be uploaded by the project manager.

The original project (PCD File No PPR1919) does not appear to have a signed Pond Maintenance Agreement. A signed copy must be provided prior to approval of the amended site development plan.
