Engineering has the following Review 1 comments: -In the letter of intent, provide a statement confirming that the drainage from the proposed garage will not adversely impact the adjacent properties. -Show on the site plan that the "new off street parking" has adequate turn around to keep vehicles from backing into the public right of way. -The El Paso County 2040 MTCP shows that Chipita Park Road will be upgraded from a 60' right of way to an 80' right of way. The location of the proposed garage is within the bounds of the future right of way. Please move the proposed garage outside of the limits of the future right of way expansion (10 feet from the property line). Recommend placing the "new off street parking" outside of the limits of the future right of way expansion as well. |
