On the GEC, update the signature blocks to include the names of those signing and update the notes to the current 27 Standard GEC notes (please see attachment)

Refer to RBD Floodplain comment regarding the floodplain on site.

Please submit all engineering documents with PE Seal and signature for approval.

We can’t regulate to the AECOM study unless it is effective or the BFEs are higher , you can only use better data if it is more conservative than effective.

This project has fill in the floodway so a no rise comparing pre and post project conditions based on the current effective Floodplain and Floodway must be submitted.

These are NFIP requirements any exemption would need to be coordinated directly with FEMA Region 8.

Each time you upload a new item, it replaces the old item. We have identified we still need the following items:
-construction drawings
-site development plan for the proposed structure (property lines, building, setbacks, access, etc.)
-O&M
-Nuisance Analysis
-Traffic Control Plan
-Action and Prevention Plan (not uploaded in correct spot)
-Access Easement

We are discussing with EPC and CDPHE to determine if the letters dated 05/21 satisfy the MS4 requirements.

Please see attached the checklist for the Grading and Erosion Control Plan and Stormwater Management Plan. Items on the lists that are highlighted must be addressed. Highlighted items which are not applicable to this project must be noted in the respective plan accordingly.

On the GEC, update the signature blocks to include the names of those signing and update the notes to the current 27 Standard GEC notes as shown in the checklist attachment.

The floodplain shown on the GEC does not match the FEMA FIRM Panel Number 08041C0951G, effective 12/7/2018.

We understand that this is a CERCLA project and that precludes the County from requiring any permits or approvals. We understand that we are acting as a review agency for the project to simply identify any large discrepancies in what is being proposed in comparison to our regulations.

1. Numerous items were not submitted but instead we have been told they will be provided for review at a later date. Please be aware that due to them not being provided we cannot provide you with any substantive comments regarding these items. Please submit the remaining requested items as soon as possible.
2. The proposed project may impact private property. Please coordinate with the private property owners for the work adjacent to and on their property.

1. An address will be assigned to each structure proposed, from Widefield Blvd
2. Are there any existing addresses on site?
3. This property is located in the Floodway & Flood fringe, which are both 100 year floodplain. The buildings will need to be flood proofed to 1 foot above base flood elevation, in this case the BFE is 5670. Contact Keith Curtis for further assistance on how to accomplish this need. Keith@pprbd.org or 719-327-2898.
4. The El Paso County floodplain maps have updated. The new map series is “G”. The new effective date is December 7, 2018.
