Please provide a detail of the product you intent to utilize for fence screening on the site plan exhibit or as a second page with details to demonstrate the product is 100% opaque as discussed in our meeting.

The 10 foot wide landscape area at the cul-de-sac still appears to show only shrubs. At our meeting we discussed having both trees and shrubs in that area. Please revise.

After these items are addressed and resubmitted, I will be able to move forward for decision by the director. Thanks!

There are still landscape requirements that have not been addressed. I suggest we meet to discuss and sort this out. You can't request a special use and then proceed to request landscape alternatives at time of site plan because there is a specific condition that goes with the special use approval that indicates project shall meet all applicable standards of the code.

Also, contractor's equipment yard is considered outdoor storage and requires a solid fence. Per PCD Director, chain link with slats does not meet that standard. We are looking for a solid fence and landscaping on the east side of the property adjacent to the trail and the residential to screen views into the site. Near the roadway, we would look for the fence to be pushed back along the cul de sac and additional roadway landscaping provided as an alternative to internal landscape area. The remaining fence areas can be chain link with slats.

Please contact me to discuss or we can schedule a meeting. I left VM for Mike Thibault this morning after we discussed internally with PCD Director to determine what was appropriate for this site.

Site Development Plan Comments:

Repeat comment from previous review cycle: Show existing and proposed landscaping.

All uses are required to comply with the landscape requirements set forth in LDC Section 6. Your current site plan layout does not show any proposed landscape areas. Revise to allow room for internal landscaping, roadway landscaping, and outside storage screening as required for a contractor's equipment yard per LDC

Per the definition of Contractor's Equipment yard, it is considered outdoor storage and shall meet the landscape and/or screening requirements of LDC 6.2.2(f) and LDC 5.2.37.

Finally, a site development plan will be required to initiate the use after the special use is approved. We will look for the site plan to meet the code requirements and also to match the special use site plan. If room is not allocated for the landscaping on the special use site plan, those plans will not match.

Specify whether type of proposed fence and whether it is opaque.

Per the LDC, the PCD Director shall make determinations for setbacks on irregularly shaped lots. I have taken this site plan to him for determination and the rear setback is the South property line rather than the East property line. Please revise.
