1. Provide a site plan to include all structures that the El Paso County Assessor’s office has listed on their site. Label each and every structure as to their use. Label all buildings that will be used as commercial for this project. Each building will then be labeled with an address by this department.
2. Prior comments made on this project regarding Enumerations were not valid. The above information is required.

NOTE: 6/1 comments were lost in EDARP and the previous review cannot be reopened. These are the review 1 comments.
The only new comment from 6/1 is the following: After discussions with the Director on 06/03, he agrees that a photometric plan will not be required. The applicant shall add a note to the lighting plan that states that they will comply with all EPC lighting standards.

1. Aerial imagery is not accepted for any site plan drawings. Please update all site plan drawings to be drawn to scale without the aerial image.
2. It appears as though an alternative landscape plan is being requested for portions of our landscaping requirements (ex: privacy fencing). Please specifically make this request in your landscaping plan with justification.
3. The site plan drawing does not include all property boundaries. Please add all property boundaries and include a "see detail" square for where the activities will occur. You can then provide additional details to scale for the activities onsite.
4. The letter of intent includes farm turs, but these are not shown on any of the site plan drawings.
5. Please add he hours of operation to the letter of intent.
6. Please add the number of people to be in attendance to the letter of intent. You will also need to add justification for the number of parking spaces being provided, as there is not a similar use in the LDC.
7. Please add an analysis of how you believe your request complies with the Agritainment regulations of the LDC to your letter of intent.
8. Please add the location of the sign to the site plan drawing.

Regarding a request for approval of a site development plan for an agritainment business on parcel 57000-00-095, Enumerations has the following comments:

1. Since no new permanent, permitable structures are proposed, Enumerations has no concerns. Any permanent structures constructed in the future which are related to the agritainment business would require a separate address from the farmhouse.


Floodplain has the following comments:

1. There is substantial floodplain area on this parcel. Since no new structures are proposed, Floodplain has no comment or objection. Any future permanent structures would need to comply with Regional Building Code section RBC313 (Floodplain Code)

Review 1 comments:

In the letter of intent elaborate on the operations/traffic impact by providing additional information such as:
- When is this open? (Any day of the week or weekends only)
- What are the expected hours of operation?
- How many hours do these events last?
- Is this typically 1 or more events per day/week?
- Provide an estimate for number of guests per event.
- How many shuttle roundtrips could be expected per event?

Drainage impact is negligible based on the site plan provided; therefore a drainage report is not required.
