Two commercial driveway access permits must be obtained for each existing access locations. The permit application must be submitted at the front desk of Planning and Community Development.

Outside storage is allowed within the required setback area from a road provided that the storage area does not occupy more than 50% of the lineal frontage at the right-of-way, therefore only half of the frontage of the road may contain outside storage inside the 50 foot setback. The rest shall be located outside of the setback. Show this note on the site development plan and in your letter of intent.

Outside storage areas shall be so identified on the site development plan prior to the establishment of the outside storage use, therefore designate the outside storage areas with delineated lines.

Identify handicap parking spot, identify the route from the identified handicap parking spot into the building that is designated as the “ADA Route”. Include the ADA Note on the plan as well. the ADA note is as follows;

The parties responsible for this plan have familiarized themselves with all current accessibility criteria and specifications and the proposed plan reflects all site elements required by the applicable ADA design standards and guidelines as published by the United States Department of Justice. Approval of this plan by El Paso County does not assure compliance with the ADA or any regulations or guidelines enacted or promulgated under or with respect to such laws.

On the Site Development Plan

Show all easements as shown in the Title Commitment.

Title Commitment shows that there is an encroachment (fence) upon the 5 foot public utility and drainage easement on the east and west and upon the 7 foot public utility and drainage easement along the north lines of subject property etc We need letters from the utility companies saying that you are allowing this encroachment into the easement.

Edit Note number 7 on site development plan to address that you are proposing an alternative landscaping plan.
Include a note that there is no lighting proposed. Get rid of note number 10, the use is already allowed.

On the Site Development Plan include:

Parking- show parking spots, include how many are required and how many are Handicap spots (1 is required in addition to the required number of spots).

Include a route from the handicap parking spot to the entrance of the building and display this note on the plan:
