Tomoka Dr - between Lots 65/20
Alsea Dr - between Lots 43/42
Castor Dr - between Lots 188-189

Winnicut Dr - between Lots 142/161

The number of standard cluster box unit will be determined once I receive the final plats.
No extra parcel lockers are needed.
Are there street lights in those areas? They are needed for safety.

Enumerations/Floodplain has the following comments:

1. Addressing the area has not started due to not receiving the 100 scale larger scale copy in person.
2. The El Paso County floodplain maps have updated since December 7, 2018. The new map series is “G”. The new effective date is December 7, 2018. Edit Floodplain statement.
3. Place LOMR number that is pending once final on the plat, remove all other existing LOMR/CLOMR numbers from the plat.

RMG's revised/final Geology and Soils Report, Creekside at Lorson Ranch, Filing No. 1 (December 4, 2018) contains only minor revisions to the August 10, 2018 report previously reviewed by CGS. RMG makes appropriate preliminary recommendations for mitigating the site's moisture-sensitive (low strength, expansive, compressible, and hydrocompactive) soils. Provided RMG's recommendations are adhered to, and additional geotechnical investigation, testing and analysis are conducted for use in design of individual foundations, floor systems, subsurface drainage, etc., CGS has no objection to approval of the Creekside at Lorson Ranch combined PUD and preliminary plan as proposed. 12/18/2018 2:26:13 PM

1. Provide in person a 100 scale large copy of the development for addressing purposes. We cannot print larger than 11x17. If possible the entire filing on one sheet of paper, please.
2. Street names ALSEA DRIVE, TOMOKA DRIVE, & TENSAS DRIVE are not on the list of approved street names we received from El Paso/Teller 9-1-1 Authority. An email from this department to the Enumerations department is required.

3. STANDARD DEVELOPMENT PLAN COMMENTS:

ASSIGNMENT FOR TRACT AND LOT ADDRESSING PLACE, (XXXX) WHERE THEY INTEND TO BE UTILIZED. LOT PLACEMENT TO BE FRONT DOOR.

Floodplain has the following comments:

1. 2 existing LOMR’s in the area: 06-08-B643P & 14-08-0534P, make sure these numbers are in the floodplain statement along with the new CLOMR in process. Located on current FIRM map 08041C0957F.
2. Please relook the western boundary floodplain location, seem that lots along Jimmy Camp Creek maybe in the 100 year Floodway by 26 feet. Contact Keith Curtis for further discussion. keith@pprbd.org
