At their monthly meeting on April 8, 2019, the Lewis-Palmer School District Board of Education voted to request cash in-lieu-of land funding for homes permitted in this development. Additionally, the Board does wish to inform the El Paso County Planning Commission of the following:
"Lewis-Palmer School District is nearing capacity at all schools in the district for grades K-8. The Ray Kilmer Elementary School and the Lewis-Palmer Middle School, which will house the students from this development, are projected to be at or exceeding program capacity for the upcoming school year. The school district is in the process of planning additional schools. Such planning will result in a ballot issue, which must pass to allow for relief. Whereas the Board of Education’s role is to ensure all students in Lewis-Palmer School District receive a quality education, we must advise the Planning Commission that continued housing growth without additional schools will ultimately impact the quality education for which Lewis-Palmer School District is known."

Regarding a request for approval of a preliminary plan for Rollin Ridge Estates, Enumerations has the following comments:

1. Addressing for this development has been provided to the developer by Enumerations. Per Regional Building Code, addresses must appear on plats.
2. The existing residence will require an official address change. Enumerations will not sign off on the mylar for this development unless we have received, or the mylar is accompanied by, an address change request.
3. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. An Enumerations fee of $10 per lot/tract addressed will be due at the time of mylar review.

Regarding a request for approval of a preliminary plan for Rollin Ridge Estates, Enumerations has the following comments:

1. Street names have been approved by El Paso/Teller 911. The letter of intent references Cherry Crossing Ct. but the street was approved as and is shown on the plan as Cherry Crossing Dr.
2. Plan note 8 states that there is to be no driveway access to Rollercoaster Rd. or Higby Rd. This development does not touch either of those roads and so this note is not needed.
3. The current home in this development addressed as 3285 Hodgen Rd. will need to have an official address change performed at the time of plat. Instructions on requesting an address change can be found on our website www.pprbd.org ->addressing->addressing forms->request to change or verification of address.
4. Addressing for this development has been provided to the developer by Enumerations. These addresses should appear on the mylar for recording.
5. Remove “No.” from the street name for Hwy 83




Floodplain has no comment or objection. If a Floodplain Statement will be included in future submittals, the correct FIRM panel number is: 08041C0285F

2. Property addressed 16390 Hwy 83 does not have permit history. The El Paso County Assessor’s office list the area to have a cattle shed only. Please clarify if this information is accurate.
3. Property addressed 3285 Hodgen Road does have permit history for a home. The El Paso County Assessor’s office list the area to have a home, cattle shed and misc. shed. Please clarify if this information is accurate. This home is intended to remain on proposed lot 8.
4. Enumerations requires an email from El Paso/Teller County 9-11 Authority approving the street names.
5. Please provide a site plan of the proposed area without the contours for addressing purposes.
6. On letter of intent page 4 of 6 Building & Land Uses: reference to tract B intended to facilitate lot 17, 18, 19, there are only 16 lots. Lots 1-16 proposed. Is there a sheet missing from the submittal?
7. Preliminary plan note 8, states no driveway access onto Rollercoaster or Higby Road. This property does not touch Rollercoaster Road or Higby Road, should this be amended?
