The following note should be added to all site development plans or non-residential site plans, as applicable, prior to PCD approval:
The parties responsible for this plan have familiarized themselves with all current accessibility criteria and specifications and the proposed plan reflects all site elements required by the applicable ADA design standards and guidelines as published by the United States Department of Justice. Approval of this plan by El Paso County does not assure compliance with the ADA or any regulations or guidelines enacted or promulgated under or with respect to such laws.

There must also be a route identified on the plan that is ADA accessible to get to the structure from the designated parking spots.

Regarding a request for approval of a development plan for Jackson Office Warehouse and Storage buildings, Enumerations has the following comments:

1. The letter of intent states that this parcel may be split into 2 parcels at some point in the future. In order to ensure proper addressing if and when that occurs in the future, each side of the proposed building will need a separate address. In looking back at the original plat for Rocky Mountain Industrial Park Filing No. 1, when this parcel was 2 lots, the address of 8140 Sandy Ct. was used for the western part and 8170 Sandy Ct. for the eastern part. Proposed building “A” should use 8140 Sandy Ct. and proposed building “B” should use 8170 Sandy Ct.
2. If either side of this building is intended to be multi-tenant, then secondary addressing should be included when the building plans are submitted. Secondary addressing guidelines can be found on our website www.pprbd.org ->addressing->secondary addressing guide.
3. Building “C” as shown on the site plan will require a separate address. The developer should contact Enumerations prior to submitting building plans for review/permit to establish an address for this building.



Floodplain has the following comments:

1. The eastern edge of this parcel contain FEMA identified floodplain area. All development appears to be outside of this floodplain area. For any questions on compliance with floodplain code, contact Floodplain Administrator Keith Curtis (keith@pprbd.org, 719-327-2898
