Please note The SWMP, ESQCP, & GEC for the individual plats and the new owners must be provided to be in conformance with the storm water requirements. Applicant should provide these docs prior to sale of lots. There is concern regarding underdrain as being identified with no clean outs. As-builts are anticipated prior to preliminary acceptance of the road improvements.

Please sign and stamp the docs being requested in EDARP for approval.

Regarding a request for approval of a final plat for Homestead at Sterling Ranch Filing No. 1, Enumerations has the following comments:

1. All Street names for this development have been previously approved. The street shown on the plat as Cut Bank Way was originally approved as Cut Bank Dr. Verify with Justin Annan (jannan@elpasoteller911.org) with El Paso/Teller 911 that this change in street suffix is acceptable.
2. Since both Wheatland Dr. and Ryegate Way extend into other phases of this development, we would like to be provided with a large format copy of the master plan so that addressing can be assigned in a correct and consistent manner throughout the entire development.
3. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording.
4. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review.
5. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat.




Floodplain has no comment or objection to this submittal.

This cul-de-sac appears to jut out into the sidewalk/road along Dines Blvd. Is this intended to be an access point?

Ryegate Way - Already approved and reserved

Cut Bank Way – This was approved as Cut Bank Drive. If this is intended to continue across Dines Boulevard and through the development, it should retain the Drive suffix.
