In the Letter of Intent, replace "to renew use variance..." with to re-apply for a Use Variance that has expired".

Further down in the letter of intent, you should explain and expand on how and why the strict application of the El Paso County Zoning Regulations would result in peculiar and exceptional practical difficulties and undue hardship.

The Site Plan Drawing is skewed and should be re-scanned. It should also show the setback distance from the rear property line to the closest point of the garage. Enter that distance, insert it into the site plan drawing, and re-scan a centered version. See attached redlines.
