The Black Forest Land Use Committee recommends approval of this request with one condition. That condition is that the applicant will place a deed restriction on the property that if it is ever subdivided, the second home will be on a lot no smaller than 5 acres. With this request we are not assuming that the property will be subdivided in the future but we are protecting the 5-acre rule in the forest and allowing the applicant to have the second home. 9/15/2017 6:22:11 PM

There are still inconsistencies in the lot size between the various documents. Please revise. All documents referencing lot size will be opened up to resolve this issue. Update the Letter of Intent to:
1. Identify the specific square footage of the second dwelling.
2. Update the trip estimate based on the Institute of Traffic Engineer's (ITE) trip generation manual. Average daily traffic rate for a single family dwelling is 9.5 trips.
No traffic study is required since the total is under 100 daily trips.
