Regarding a request for approval of a final plat for Hudson Minor Subdivision, Enumerations has the following comments:

1. All changes to the plat requested by Enumerations have been done. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A $10 per lot Enumerations fee will be due at the time of mylar review ($10 x 4 lots= $40). In addition, as stated in previous comments, the mylar should be accompanied by address change requests for the 2 existing residences. Instructions for requesting an address change are on our website, www.pprbd.org ->addressing->addressing forms->request to change or verify address.

We reviewed the original referral on April 19, 2018 and that letter is considered a part of this review.

Provided the building sites are limited to areas outside of steep slopes and a note is added to the Final Plat designating these areas (slopes in excess of 30%) as no build zone, CGS has no objection to the proposed development of this site.

Regarding a request for approval of a final plat for Hudson Minor Subdivision, Enumerations has the following comments:

1. The road name for this subdivision is shown incorrectly. The approved road name is HT Ranch Trail and should appear that way on the plat.
2. Addressing for this development has been provided to the applicant by Enumerations. Per Regional Building Code, section RBC312.8, addresses must appear on plats. The assigned addresses must appear on this plat in the appropriate locations.
3. Previous comments regarding requesting address change requests still apply. Enumerations cannot sign off on the mylar for this plat if it is not accompanied by the address change requests.
4. All other previous comments still apply

Regarding a request for approval of a final plat for Hudson Minor Subdivision, Enumerations has the following comments:

1. Contact Justin Annan at El Paso Teller 911 (jannan@elpasoteller911.org) to submit a road name for approval. Enumerations has been informed by him that T3H Court is not an acceptable road name. Enumerations will not approve the mylar for recording without a confirmation from him that the road name is acceptable.
2. Submit a copy of this plat to Enumerations for addressing once the road name has been approved. The addresses assigned to each lot must appear on the mylar per Regional Building Code section RBC 312.8
3. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A $10 per lot addressed Enumerations fee payable to the Regional Building Department will be due at the time of mylar review.
4. The existing home which is addressed as 20310 Black Forest Rd. which will be on proposed Lot 3 after plat, and the home currently under construction and is addressed as 20302 Black Forest Rd. and will be on proposed Lot 4 after plat will both need to undergo an official address change to match the address assigned to each of those lots. The address change requests (one for each residence) should be submitted concurrently with mylar. Instructions on requesting an address change can be found on our website www.pprbd.org ->addressing->addressing forms-> request to change and/or verification of address.
5. Provide a copy of the final recorded plat to Enumerations. Enumerations will not approve any building plans submitted for review/permit without a copy of the final recorded plat.

1. Prior to recording we will need the recording fee, tax valorem showing a zero balance, and title dated within 30 days. Additional documents to be recorded must also be submitted, such as the SIA. The Mylar will need to be signed by all parties other than El Paso County and have the PPRBD stamp placed on it. All recording fees are to be paid prior to recording.
2. Any items that are uploaded will override the previous versions and replace them.
3. All engineering documents must be approved by the County Engineer prior to the item being scheduled for hearing.
4. Additional redlines and comments will be submitted upon completion of the PCD engineer.
5. The final plat(s) must be approved and recorded prior to construction of any structure.
6. Redlines and additional comments will be submitted upon completion of the PCD Engineering division.
