The special use site plan needs to identify the adjacent property owners and land uses on those properties. Revise accordingly.

The site plan needs to make a distinction between sales display and storage areas. These areas need to be distinguished and separated from each other.

Parcels that are 35 acres or more are required to meet the outdoor storage screening requirements of Chapter 6 of the Code for storage areas of greater than 5,000 square feet. The plan identifies a 90 x 220 area (19,800SF) which exceeds the screening thresholds. The Code requires a minimum 6 foot 100 percent opaque fence, wall, berm, and/or any combination of the above with landscaping.

Additionally, there appears to be additional storage areas that are not distinguishable from what has been identified as being related to the special use permit. This needs to be clarified on the special use map and in the letter of intent.

The site plan needs to legibly depict the existing conditions on the site and the areas and structures proposed to be associated with the special use permit. See the attached approved special use site plan and use as a template to identify areas of indoor and outdoor activity including customer parking and outdoor storage. 12/12/2017 4:50:48 PM

The letter of intent needs to include specific information regarding the proposed use. This information should include hours of operation, number of employees, the specific uses to be conducted under the requested permit such as sales (what and to whom), storage, repair, etc.... The proposed change in use of the subject property will require the property owner to apply for a “change-in-use” State Highway Access Permit. The applicant may inquire with this office to initiate the permitting process. Please See attached letter for more information. 12/12/2017 9:15:48 AM

Regarding a request for approval of a special use for a trailer business at 13925 E. Hwy 24, since there are no new structures proposed, Enumerations has no comments. Floodplains only comment is that there is floodplain area on the east side of this parcel. If in the future there are any structures proposed for this floodplain area, compliance with Regional Building Code section RBC 313 (floodplain code) will be required.
