A site development plan will be required if the rezoning is approved. Please refer to chapters 5 and 6 of the land development code as well as the ea meeting minutes for the requirements. Improvements, such as paved parking, may be required. Please take note of the engineering comments regarding the structure within the right of way. |

Informational 1. Should the request be approved, all future development must follow the CS zoning requirements. Many of the structures will be legal nonconforming in regards to setback requirements. Please review the limitations associated with a legal nonconforming structure. 2. Should the request be approved, a site development plan will be required. 3. There are structures within the ROW. The County Engineer will make recommendations as to what needs to occur with these structures. 4. The property is in violation. A resubmittal must be received within 30 days of the resubmission request being sent out. Application 1. Please select rezoning as the application type. 2. There is only 1 parcel number shown on the assessor website. Letter of intent 1. The well permit precludes any outdoor watering. The request should include a waiver of all landscaping requirements. 2. The letter of intent should include an analysis of how the request is consistent with the review criteria for a rezone request (surrounding uses, surrounding zoning districts, Black Forest Preservation Plan, Policy Plan, etc.). |
