Enumerations has the following comments: 1. This development needs 4 street names. Submit a list of proposed street names to Justin Annan (jannan@eptc911.org) and Glenn West (gwest@eptc911.org) for approval. Once street names are approved, they need to be added to the plat. 2. I am confused as to whether each unit will be on an individually platted lot. If not, then each building will receive a unique street address. The individual units need to use unit numbers which follow the RBD secondary addressing guidelines available on the RBD website. In this case 101, 102, etc.. If they are, then each individual unit will receive a unique street address. 3. If each unit is on an individual lot, when submitting building plans, buildings with 3 or more units need to be submitted as townhomes and 2 unit buildings as single family attached. If this development is to be on a single lot, then 2 unit buildings need to be submitted as duplexes and all others as townhomes. - The new 12" Water Main needs to be in the Utility easement if it is on Public ROW. - add match line for the Water Plan designs. - on the sanitary sewer design, on the profile view, all sections of pipe need to be specified. any depth over 20 feet underground need to be DIP. - on the Utility service plan design, the curb stops need to be at curb. Note that all services past the curb is the responsibility of the homeowner, no longer CMD. |

The Cimarron Hills Fire Department (CHFD) has reviewed the Townhomes at Western site development plan and is providing the following comments. This is a request for a review of fire department aerial ladder trucks requirements for a minimum turnaround and turning radius due to the length of the apparatus, wheelbase, and steering capabilities. Identifying any potential challenges such as narrow streets, tight corners, low clearances, or obstacles that could impact the truck's turning radius or operational effectiveness. Key Elements: 2018 International Fire Code (IFC) Aerial Fire Apparatus Access Roads 1. Outside Turning Radius: a. Typically, the minimum outside turning radius for required access roadways is around 42 feet. Ladder Truck access is necessary, a greater radius (up to 60 feet) might be required. 2. Inside Turning Radius: a. Fire apparatus access roads should also have a minimum inside turning radius of at least 25 feet. This provides adequate space for the long wheelbase of fire trucks to make turns. 3. Fire Department Required Turnarounds: a. The entrance to a fire department turnaround will be marked differently depending upon the width of the roadway entering the turnaround which may or may not be based on the zone of the site. b. D103 Dead ends. i. Dead-end fire apparatus access roads in excess of 150 feet shall be provided with width and turnaround provisions in accordance with Table D103.4. |
