The ingress/egress driveway does not have dimensions defined on the site plan map. This is a one-way in, one-way out driveway with a significant undefined slope. The 2015 IFC local amendments addresses dead-end access roads and state a 20 foot width with turnarounds at defined intervals. The fire department recommends reviewing the attached amendments and the applicant provide width definitions and turnaround alterations to the access road on the site plan. 3/20/2024 8:14:04 AM

Review 3:
The resubmitted site plan shows a container located on the southwest corner of the property. Approximately 5 feet of the container is inside the 20' utility and drainage easement. Please be aware structures are not allowed within utility or drainage easements without the permission of easement holders. The site plan shows the container marked as to be moved.

Engineering has no other comments relating to drainage or transportation. Any approved documents will be uploaded by the project manager.

"Changing the term in the Special Use approval will enable us to have glamping sites that are not tents."

"non tent structures" like cabins or tiny homes located in the SFHA need to be elevated to 1 foot above BFE and constructed to resist floatation and or collapse under the pressure of flood waters, or be on wheels road-ready, and be approved for highway travel . The three sites in the floodplain need to remain tent sites.
