CDOT Access Comments:
• A CDOT Access Permit will be required for this development of the El Paso County Road to be known as Cloven Hoof Rd. This access point will be to document the connection of the proposed roadway to SH105.
• The two subdivide parcels shall gain access from Cloven Hoof Rd.
• All other existing access points shall be severed with SH105 and no additional access will be granted from SH105 except for the connection of Cloven Hoof Rd to SH105.
• The northerly parcel shall gain access at the farthest point south as possible along the new parcel line.

Please update Water Commitment Letter per County Attorney Comments.

"The commitment letter needs to accurately identify the subdivision, identify the amount of water being committed in acre-feet, and commit to serving the entire subdivision - not just new lots or homes. Additionally, the Water Resource Report needs to address more recent information regarding available water supply of Forest View Acres Water District (provides information from 10 years ago). Lastly, once these items have been addressed the County Attorney's Office will review for water sufficiency following receipt of findings from the Colorado Division of Water Resources."

As requested by the county (email, December 19, 2023), the Colorado Geological Survey (CGS) has reviewed the submittal (Project ID: VR2324, located at 39.1050°, -104.8905°). We understand that the proposal is to subdivide the existing property into two single-family lots. A Geologic Hazard Evaluation and Soils Foundation Investigation is submitted with this application (CTL, Thompson, Inc., Project No. CS19720-120, August 30, 2023). Provided all recommendations by CTL are strictly adhered to CGS has no objection to the approval of the application as presented.

Enumerations has the following comments:

1. The existing residences that will be on proposed lots 2A and 2B will not change addresses as a result of this plat. The existing addresses need be added to this plat.
2. The letter of intent seems to indicate that there will be no access to proposed lots 1A and 1B from Hwy 105. Therefore, these 2 lots will need to have addresses assigned from Clover Hoof Dr. Submit a copy to Enumerations for address assignment. Once addressing has been assigned, they need to be added to the plat.
3. Enumerations will review the mylar prior to recording per the usual procedure. The Enumerations fee due at the time of review will be $20.
4. No building plans submitted will be approved by Enumerations without a copy of the final recorded plat in our records.
