Per RMG’s report (Rocky Mountain Group (RMG), January 3, 2024), the geologic conditions/hazards that will pose constraints on the site include areas of potentially expansive and compressible soils, seasonally fluctuating groundwater, faults, and seismicity. RMG encountered groundwater at a depth of 17 feet in one of the test holes. RMG states (p. 12), “Based on the depth of the groundwater at the time of drilling, shallow foundations are anticipated to have a minimum 4 to 6 feet separation from the underlying seasonally fluctuating groundwater.” CGS agrees with RMG that “Perimeter drains are recommended around portions of the structures which will have habitable or storage space located below the finished ground surface. Please note that individual foundation perimeter drains are intended to handle only small amounts of intermittent water and should not be used to mitigate a persistent shallow groundwater condition.
CGS has no objection to approval of the minor subdivision provided:
1. Site-specific subsurface soil investigations and septic systems are completed for each new residence prior to construction.
2. The final plat (Centennial Land Surveying, October 5, 2023) should be updated to reference RMG’s report and list all geologic hazards and constraints with applicable mitigation recommendations.
3. RMG’s recommendations should be strictly adhered to.

1. Note: all lots will access from J D Johnson Road. 6425 J D Johnson Road residential home and detached garage will remain on lot 4.
2. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door. Place addressing markers as close to the edge of the lot as possible, running parallel to the street they are being addressed from. 3. Standard Final Plat comments:
a. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block.
b. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only).
c. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Please email the Enumerations staff member that reviewed your project. d. Pre-plat reviews can be reviewed via “pdf” or in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations stamping the pre-plat and receiving payment of plat fees. If any pre-plat changes occur, even if changes do not apply to Enumerations, we still need to re-stamp the pre-plat. The Enumerations stamped pre-plat copy should match the recorded document minus a few signatures. As for the commitment letter, the Fire chief or my self have not spoken to anyone from this development and have not give a verbal commitment. As for the Fire Portection Report it is completely wrong. The developer can contact me or the fire chief for a corected fire protection report. This site will require a 30,000 Gallon Cistern for Fire Portection Water. This will need to be shown on the site plan or plat. The road will be required to be a minimum of 26 FT wide, all weather surface to county standards. A 96 FT turn around is required at the dead end. Drive wau entrances must be 20 Ft at the enterance for the first 30 FT. Driveways may be reduced to 10 FT as long as theree are no obstructions for 6 FT on each side of the driveways. A $100.00 Review fee needs to be paid to the Ellicott Fire Department at 75 N Ellicott Hwy, Calhan, CO 80808. (719) 683-7211. Fees must be paid by check or cash, please indicate the project with your payment.

Please make sure it is clear which aquifer each lot will pull water from. If the Denver aquifer is utilized, an approved replacement plan needs to be provided.
