Please see comment letter date 11/13/2023 - MVEA requests a TEN (10) foot front lot utility easement, a five (5) foot side lot utility easement, and a seven (7) foot rear lot utility easement along with a twenty (20) foot exterior utility easement on the plat and all tracts include easements. MVEA also requests the platting of MVEA’s existing facilities with easements on the plat. Additional easements may be required. 1/10/2024 2:39:31 PM

Enumerations has the following comments:

1. General note #4 states that lot 1 is to be accessed from Tanner Trail. Confirm if this lot will have a driveway that is separate from the private street which will serve lots 2-4. If it does, then an address can be assigned an address from Tanner Trail. If it will use the same driveway access as the rest of the lots, then it will be assigned an address from whatever the name of the street ends up being. If this is the case, then general notes 4 & 5 will need to be updated.
2. Submit a proposed street name to Justin Annan (jannan@eptc911.org) and Glenn West (gwest@eptc911.org) for approval.
3. Once the street name is approved, submit a copy of this plat to Enumerations for address assignment.
4. The existing residence on proposed Lot 4 will require a formal address change to be performed. Instructions for requesting an address change can be found on the RBD website. This address change request must accompany the mylar at the time of mylar review prior to recording.
5. Enumerations will review the mylar prior to recording for addressing, title block, and street names. An Enumerations fee of $40 will be due at time of mylar review. This a separate fee from the $50 fee for the address change for the existing residence.

Colorado Parks and Wildlife (CPW) has reviewed the plans for the Ranch at Woodlake Minor Subdivision - Graupner Subdivision in El Paso County. Colorado Parks and Wildlife (CPW) is familiar with the site and has commented on the overall Sterling Ranch project area in the past, and CPW would defer to those previous comments. Based both on the location and type of action that has been taken CPW anticipates that the impacts to the wildlife resource from this project would be negligible.
