Previous review comments have been resolved. There are no additional comments relating to drainage or transportation. Any approved documents will be uploaded by the project manager.

Road Impact Fees (per Resolution 19-471) are applicable. Visit https://publicworks.elpasoco.com/road-impact-fees/ . The project will be assessed under the hotel/motel land use for the accessory structure only. Road Impact Fees will be due at the approval by the board.

Applicant is required to apply for a driveway access permit. Please apply for a driveway access permit through EDARP, https://epcdevplanreview.com/ . Under "Getting Started" click on "Initiate a minor application", select Access Permit, and enter a valid email address. A verification code will be sent to the email provided. The verification code will be needed to access the application online.

AirBnb occupancies in BFFRPD are not allowed to have recreational fires due to the lack of situational awareness common to renters/lodgers. Please post a notice within occupancy that no recreational fires are allowed at this occupancy and remove any existing recreational fire pits/rings to reduce likelihood of an occupant using it inadvertently.

County is the Authority Having Jurisdiction regarding variances and special uses. Other than concerns stated above, BFFRPD has no comment.

Note:
- Approval from the Black Forest Fire District is required for driveways greater than 300 feet in length prior to access permit approval.

The district is requesting fees in lieu of land dedication per the existing El Paso County Land Code for all additional residential units created by this request.
