The Water Supply Information Summary provided with this application does not include any estimated water usage for irrigation, though that use is permitted by the court decrees. Based on the submitted WSIS, the County Attorney’s Office’s water review will contain a requirement that the covenants prohibit any irrigation on the property. The Forest Heights Properties site (39.0178, -104.6781) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 4-lot residential subdivision. The available referral documents include a Soil, Geology, and Geologic Hazard Study (Entech Engineering, Inc., dated March 10, 2020). CGS concurs in general with the geologic descriptions, identification of hazards and constraints associated with the site geology and the recommendations for mitigation of these conditions as presented by Entech. Provided Entech’s recommendations are adhered to, CGS has no objection to approval of the minor subdivision.
Specifically, site specific soils and foundation investigation testing and analysis are recommended and should be required for individual septic systems and individual lot development. This is necessary for determining basement feasibility, designing foundations, floor systems, subsurface drainage, pavements, etc. Additionally, should home sites encroach on areas mapped with either shallow or potentially shallow groundwater, perimeter drains will be required. Basement feasibility in shallow or potentially shallow groundwater areas should be evaluated by confirmation (groundwater monitoring and measurements) that a separation of at least 3-feet can be maintained year-round between basement floor and highest expected groundwater levels.

1. Property currently unplatted, it appears 4 lots are proposed. One existing lot (lot 4, 7935 Forest Heights Circle) with existing home, three lots for new homes. All three new homes are proposed to be addressed off of existing private road, Forest Heights Circle.
2. Assigned addresses are as follows, Lot 1, 8140 Forest Heights Circle, Lot 2, 8145 Forest Heights Circle, Lot 3, 7955 Forest Heights Circle, Lot 4 to remain 7935 Forest Heights Circle
3. Standard final plat comments still apply, but with RBD being closed, there are a few new changes to Enumerations review of the Mylar. Please, send a pdf of the final plat document (intended plat of record) to the Enumerations reviewer that reviewed the project. We will then check the mylar for the normal things we look at on a plat, address, street names, title block and floodplain statement. Then we will stamp off on that document with an RBD check stamp, if all is accurate. This will be our copy of record that we plan to see once the document is recorded, minus a few signatures on the main sheet. Addressing fee will be for three addresses, since one address is existing. The fee will be $30.00 at Plat.
